Decent homes and envelope type refurbishment works to the 43 ‘Airey Homes’. The homes were notoriously difficult to heat with poor thermal values and were considered to be in structural decay. Some remedial works were carried out in the early 1990’s to improve insulation and extend the life of the properties. The scheme was technically difficult, and was carried out with the resident’s insitu.

Technical Aspects

• Replacement of ‘Airey’ concrete panelling
• New Kitchens
• Upgrade of heating with new windows and doors
• New electric showers & bathroom upgrade
• Loft insulation & new roofs

In addition to the cosmetic improvements to the properties there have been a number of improvements to the energy efficiency and thermal values of the homes, resulting in much reduced heating costs.

Results
There has been significant tenant feedback that the houses are now warmer and energy bills are lower. Tenants who have experienced an increase in the thermal value of their homes include:

• Residents at St Cuthbert’s Drive have seen a noticeable reduction in heating costs and overall improvements to the warmth of the property.
• Residents at St Cuthbert’s Drive have seen a reduction in weekly heating bills from £40 down to £10.

There is now strong demand for homes on the estate as proven by evidence from GHC:

• Tenant Turnover – 9.03% down to 3.45%
• Average Void Turnaround on properties – 17 weeks down to 4 weeks
• Average Rent Arrears – 42% reduction
