Description
Enslin Street is the second refurbishment project of derelict homes undertaken by Groundwork. Partnering with Esh Property Services who undertook the building work; the scheme created a new and innovative solution for hard to heat housing in Newcastle.

Technical Aspects
Conversion of two 2-bedroomed flats 18 & 20 Enslin Street, Walker. The project has renovated the flats from their previous abandoned state into two modern, fuel efficient properties.

Innovation
The Enslin Street development encompasses the future of fuel efficient properties. The interior has been designed to maximise natural heat and light. Specific renewable energy features include:

• Fuel gas recovery system
• Air source heat pump
• Internal & External wall insulation
• Smart Metering

Community Engagement
Both properties were previously empty and were cause of concern for the neighboring residents. In particular, residents feared that the properties would become target for vandalism and antisocial behavior, or that they would be privately rented through absent landlords.

Benefits
The refurbishment of the flats will compliment the wider regeneration of the area, particularly the street improvement scheme. The new technologies that have been incorporated into the retro fit, will allow the residents to have the heating on and not be concerned with high bills in the winter.
