The scheme involved the construction of a total of 68 apartments in one 3 storey block and one 4 storey block together with 23 houses and 3 bungalows.

The scheme involved the demolition of existing 4-storey maisonette blocks and re-provision with units as noted above, together with adopted Roads and a large secure car park.

We carried out extensive consultation with existing residents on the Estate. Full support was provided on site for residents to ensure that they knew the full benefits they were going to receive from the Technology.

Pupils from a local primary school were invited to visit the site and work with a local artist who incorporated their ideas into a mural painted on the site’s perimeter fence.

The overall scheme was a re-generation of part of Middlesborough close to the town centre. It had been ran down prior to the stock transfer but was an area with a good community spirit that was very needy of major intervention. The plan was to re-provide a number of homes of different design with a mixed tenure.

Technical Aspects
This timber frame construction has a single ply membrane roof for the apartments, concrete tile to houses; masonry and render façade; UPVC windows and curtain walling; mechanical installation incorporates Exhaust air heat recovery units to achieve CSH level 3 requirements.

Innovation
There was no gas main on site and the cost of providing gas to supply to site was great enough to make a ‘renewable energy’ option an economic proposition. The tenants were able to achieve whole home running costs of £5 per week

Achievements
The completed scheme was one of the largest affordable housing schemes, in the region and is a testament to the collaborative partnership set up by Erimus and Esh Property Services to deliver this prestigious project.
