St Cuthbert’s Drive in Gateshead seen the construction of 3, four bedroomed, 3 storey town houses, on an existing estate, replacing 2 three bed airey properties which had been Fire Damaged beyond repair.
The contract included refurbishment works to Airey properties under the ‘Decent Homes’ programme, this was awarded to Esh Property Services back in 2009 in addition to refurbishment works. Together with a new landscaped area for residents to share, the new homes form the centre-piece of the newly refurbished airey estate.
The first new homes commissioned by Gateshead Council for 25 years, meet the high sustainable design and construction standards of Code Level 4.
Innovation
During the programme over 315 tonnes of concrete panelling was stripped from the outside of the houses. Scrap concrete is often sent to landfill; Esh Property Services developed a system, for this particular scheme whereby a system was used to crush the concrete waste and re-use it as aggregate in the re-building work. Furthermore, this resulted in major savings to the local council and also much more environmentally friendly overall.
Benefits
Residents were consulted at all times during the works and Esh Property Services engaged in continuous liaison with the local community. The result was an environmentally friendly solution for all. The improvements to the thermal efficiency of the houses have also provided savings for the resident’s energy bills. The homes are now more energy efficient.
Community Engagement
During any of Esh Property Services projects, the resident’s needs are the company’s foremost concerns. At St.Cuthbert’s Drive this was particularly important as the householders had voted to keep their homes and they all remained resident whilst Esh Property Services carried out the works.
Our dedicated Customer Care team, ensured that the residents received as little disruption as possible while the works were being carried out. This scheme took into account residents’ wishes as they opted for upgrading and refurbishing their homes over potential demolition.
